Selling On Your Own

You can get rid of the broker, but you cannot get rid of the broker's work" is an old caution of those who intend to offer their homes "For Sale By Owner." Selling on your own is not an easy undertaking. It requires a significant amount of time to study the process, understand your obligations, and do some of the complicated work that a real estate agent does.

Virginia real estate agents also know the ins and outs of different properties and the specific laws that apply to each, whether that be residential, commercial and investment, industrial, agricultural, recreational, special purpose and/or public property.

Do you know the difference between real estate and real property? Are you familiar with the legal descriptions that are required per transaction? What about the methods of attachment for determing the basis for fixtures? Don't forget the rights, privileges and improvements that belong to, and pass with the transfer of property -- better known as appurtenances.

In addition, selling on your own requires extra help from outside professionals, such as Realtors, accountants, financial institutions, appraisers, developers, tax specialists or attorneys for some of the jobs that require specific expertise.

The business is subect to various laws, including board regulations as well as professional and personal ethics that are important to abide by during the sale of your home.
